VA LOANS

The V.A has increased the loan amount that you are able to obtain for a mortgage.

    BOND LOANS

There are two bond programs. Both are designed to help first time home buyers with their home purchase.

JACKSONVILLE BOND

Allows home buyers with incomes under $63,000 to receive up to $4,999.00 for use in closing costs. It gives a lower than normal fixed 30 year mortgage rate.

FlORIDA BOND

  Allows home buyers with incomes lower than $33,000 (for a family of one) to receive $10,0000 to use for down payment assistance, closing costs, pre-paids or any combination thereof and a lower than normal fixed 30 year mortgage rate. 

(VA CAN BE USED IN CONJUNCTION WITH EITHER BOND PROGRAM)

 FHA (Federal Housing Authority)

     FHA has many loans, but a popular one for those with less than perfect credit is the zero money down or the 3% down with a low interest rate. You are allowed to have $5000 in collections against your credit and not a perfect credit score. These loans require a representative to work with you and your paperwork to advise which the best loan is for you. Call today and we can help you.

 HEROES

     A  very popular program with a combination of assistance from all of the above loan types. Unfortunately, the money goes very quickly and we are currently awaiting further funding (as of 11-12-07) call for more information and an update for future funding.
